The primary responsibility of the Assessor’s Office is to find the fair market value of your property, not to establish the amount of your taxes. Buyers and sellers in the market create value, and the Assessor’s Office studies the market and collects information about properties to estimate value.
The Assessor’s Office also keeps track of ownership changes, maintains maps of parcel boundaries, keeps descriptions of buildings and property characteristics up to date and analyzes trends in sales prices and construction costs to estimate the value of all assessable property.
The Assessor maintains property records for all taxable and exempt parcels in the Town of Cochecton. Information found on the property record card include the tax description, estimated market value, current owner, improvement information and classification (use) codes.
The Assessor also maintains a file for all the sales of property in Cochecton. This file contain information such as the buyer/seller, date of sale, purchase price, address, description of property being sold, and assessor’s market value information.
